Live your Disney Dream at our beautiful townhouse in sunny Kissimmee, Florida, just three miles from Walt Disney World!

Free pool heat for our private splash pool!

Please remember this is a self-catering townhouse. We try to provide a good starter supply of paper towels, toilet paper, trash bags, and dishwasher pods, but guests may need to supplement these with their own purchases.

Comfortably equipped to sleep eight people (maximum occupancy is eight, with six adults), and tastefully decorated with relaxed furnishings, it is well suited to families with children and the perfect home base for your Central Florida adventures! We offer all the necessities plus plenty of little extras throughout. Our goal is to create a memorable guest experience.

The home is fully equipped including linens, towels, pool towels, and all kitchen items.

Our downstairs bathroom features a raised, 19" ADA-compliant toilet with grab bars, and a walk-in shower with grab bars.

Your kids will love our Mickey-themed room featuring a twin-over-full bunk bed plus an extra twin bed. Plenty of room for four kiddos, though the full bed is roomy enough to sleep two adults. The adjoining bathroom features Toy Story!

Kids adore water, and our townhouse is equipped with a private splash pool. The pool faces a nice green space (more privacy), and it does have a standard retractable safety fence as well as a pool alarm on the patio sliders. The POOL ALARM on the patio door is required by the State of Florida and may not be disabled. Door alarm sounds when opened without pressing the control button first. Instructions are provided in Guest Directory.

The home is located in Windsor Hills Resort, a well-maintained, highly secure, gated and guarded community. Your stay with us includes access to all resort amenities including a huge gradual-entry resort pool, water play areas, a fitness center, hot tub, and dueling water slides! The home is a short, five-minute walk to the resort clubhouse and water park.

SPECIAL TOWNHOUSE FEATURES

The extra faucet at the kitchen sink provides fresh, tasty drinking water via a newly installed eco-friendly APEC Premium reverse osmosis water filtration system. Healthy, convenient, and economical - just refill your water bottles!

Hotel-style luggage racks in the bedrooms, each rated to hold 150 pounds.

We offer Keurig single-serve plus Krups drip coffee makers, with both portion packs and pods of coffee!

For the little ones, we offer a new pack 'n play (plus sheets), two high chairs, safety bed rails, two single strollers including one with full recline, and booster seats.

We hope your kids will be delighted with our small but ever-growing library of classic and modern books stored in the children's room and selected to appeal to a wide range of ages and tastes.

Four HDMI flat-screen TVs (one in each bedroom and one in the living room). The living area and master bedroom have new smart TVs.
A keyless entry and check-in system customized for each guest.
Free cable and high-speed internet (WiFi).
New lamps and alarm clocks featuring USB ports and wireless charging ports are in the master suite and downstairs bedrooms.

GUEST CARE

This is a self-catering townhouse. You will need to purchase some of your own supplies like condiments and personal toiletries. Walmart and Publix stores are nearby; you may also have items delivered via Instacart, Amazon Fresh, Door Dash, and other services.

Guests receive complimentary starter coffee and premium starter toiletries upon arrival.

We offer one dedicated parking spot in front of the house, as shown in picture. Per HOA rules, only ONE vehicle may park in the driveway at a time. Overflow parking spots are available just a few yards up the street on the right side, and by the clubhouse. You may NOT park in front of the house or in a neighbor's driveway.

As part of our commitment to providing an excellent vacation experience for you and your family, we are continually updating our townhouse and its furnishings. Please note - this unit does have a staircase inside.

If during your stay, there are any problems in the rental house, our property manager will promptly assist you. You will receive a security voucher prior to your arrival containing contact information. If the property manager is unavailable, please contact the owners via this site for an expedited response; we respond immediately to inquiries or concerns.
This unit is self check-in and equipped with keyless access for which you will receive a one-time, unique entry code for the duration of your stay.

RENTAL GUIDELINES

We do not currently accept bookings made less than five days prior to stay dates.
Guest will need to sign a rental agreement via Docusign and provide the names and ages of all guests as a requiremnet to book. If Docusign is not signed within three days of booking, host reserves the right to cancel the booking.

The guest making the reservation must be twenty-five (25) years of age or older at time of booking and must occupy the rental property the entire term of the reservation. The primary renter must provide the names and ages of all guests prior to check-in. Total capacity of the townhouse is eight (8) people including infants. Maximum six (6) adults. The top bunk and the twin bed in the Mickey room are not suitable for adults. Upon arrival, primary renter must present legal ID with the same name used at booking. Primary renter will be asked to provide photo ID prior to signing rental agreement. You MUST have and present a valid driver's license to drive a vehicle into Windsor Hills Resort.

A deposit of 20% is required at booking to hold the dates. For bookings less than 60 days in advance, 100% of the cost is due immediately to reserve the dates.

Please note that there is a $250.00 refundable fee for property damage. Refundable within 7 days of checkout.

Parties are not permitted at any time. Unauthorized parties or having guests in excess of those agreed to in the contract will result in immediate eviction with no refund. Any HOA nuisance fees incurred by guests (parking violations, noise, smoking) will be charged to guests.

IMPORTANT PLEASE READ: Each car and driver associated with the rental party will need to be pre-approved and pre-registered by the owner, and check-in at the gate to receive a separate bar code. Any additional parking passes must be requested and approved by the owners PRIOR TO ARRIVAL. THE PRIMARY GUEST WILL NOT BE ABLE TO ADD ADDITIONAL DRIVERS AT THE GATE UPON ARRIVAL. ALL LAST-MINUTE REQUESTS TO ADD DRIVERS WILL BE REFUSED. Per HOA rules, there is a three-car maximum at this property. At this time we are not allowing "day visitors."

No smoking. ZERO TOLERANCE. Smoking is strictly prohibited anywhere on the property including the front porch and back lanai. If any guest is smoking, all guests will be evicted with no refund.

Please note, thermostat must NOT be set below 72 degrees at any time. By renting, guest is agreeing to this. The owner has the capability to monitor and lock the thermostat remotely if necessary.

No pets, please. Anyone sneaking in pets will be evicted.

Please note there is a Ring doorbell at this property as well as two exterior cameras. One views the front exterior entrance, and the other views the pool heater. Neither face guest-occupied areas. Disabling or interfering with the cameras in any way will result in immediate eviction with no refund.

Cancellation Policy 100% refund if you cancel before 60 days, 50% refund if you cancel before 30 days, 0% refund if you cancel within less than 30 days.

For stays greater than 14 days, we require 90 days' notice to cancel with a 100% refund, 90 days advance payment of the total amount, and the total is non-refundable unless we are able to rebook the dates. We highly recommend that guests purchase their own Cancel for Any Reason trip insurance.

TOWNHOUSE DETAILS

Three bedrooms and three bathrooms, full kitchen, living room, dining area, and private splash pool with child safety fence and safety alarm on patio doors. All three bathrooms are en suite.

The cozy master suite is upstairs. It has a king bed with a premium mattress, a 50" smart TV, an en suite bathroom, a ceiling fan, and bedside lamps with USB ports and dual settings including a goose neck reading lamp.

The Mickey Mouse-themed children's room is also upstairs. It features a twin over full bunk bed and an additional twin.
The full size bed can sleep two adults. It also has an en suite bathroom newly decorated in a Toy Story theme.

The downstairs bedroom contains a queen bed with premium mattress, bedside lamps with USB ports, a ceiling fan, and an en suite bathroom that also opens into the hallway. PLEASE NOTE: This bathroom features a tall, 19" ADA-compliant raised toilet with grab bars, and a walk-in shower with grab bars.

The comfortable living room has ample seating; the dining area table seats six. It has a new 55" smart TV.

A stacking washer and dryer are located in the upstairs hallway utility closet for your convenience.

We provide all linens and towels, including pool towels, which you may bring to the water park. The resort does not offer pool towels.

 Lovely place, lovely owners Booked through Vrbo. 5/5 Stars. Lisa & John were great to deal with on ahead of time and leading up to the end of our stay. We had to cancel our trip last year due to a major health issue and Lisa & John refunded our entire stay, even though we were well past the deadline for a refund. That gesture was so appreciated. They seem like lovely folks who really care about their house and the experience that guests have there. When we arrived early, because I misunderstood how early we could actually go into the house, they made arrangements for us to get in earlier. When we noticed that the cleaner missed some of the door tracks, they sent someone back the next day to ensure it was properly cleaned. We were grateful because we have a pokey one year old. They are outfitted with all things needed for a baby (pack and play/sheets, highchairs, multiple strollers, baby gate, etc.) We used all of it. They also have some books there for the kids, which was great.There were plenty of supplies available to use (garbage bags, toilet paper, coffee, etc.). The only complaint we had was that the community as a whole doesn't seem to recycle any cans/bottles, which we are used to doing as Canadians so our garbage seemed to be filling quicker than normal with all our shopping packaging plus the cans we used and doesn't fit in the bin well. Thanks for a great stay!

 Great Place Booked through Vrbo. 5/5 Stars. Great Place The condo was very nice with all kitchen supplies that we needed. Everything was great the only problem we had was on our last night. The smoke detector beeped all night long. It is why batteries should be replaced on an annual basis at least. Owner's response: Hi Mary Ann, Thanks so much for the five-star review! We're happy you enjoyed the townhome; we strive to keep it well-stocked and family friendly! We are truly sorry you had an issue on your last night, but are surprised to only be reading about this now since neither us nor our Property Manager were contacted. And yes, we do perform routine maintenance. Hope to see you again!
